Case study – 538 Bourke Street/181 William Street, Melbourne

In 2005, Lecky’s took on the challenge of supplying 'green' products for a $2.5 million contract on the 27-storey CGU building.

Dubbed ‘Grand Central’, the vacant lot had been an eyesore since the mid-1990s. But the owners, C-Bus, proposed a fresh perspective – to build the first privately owned premises with a 5 star Green Star rating for environmental standards.

The tender originally went out as a ‘base building’ but once Lecky’s was on-board, CGU added their architecturally complex office fit-out to the job.

With lighting second only to air-conditioning in energy consumption, creating a cost-effective quote with the highest green credentials was no small task.



By working with specialist lighting suppliers, Thorn Lighting and Legrand Emergency, Lecky’s wrapped-up an energy and cost-efficient package for IAG, supplying 3800 state-of-the-art dimmable and controllable light fittings and 28 watt energy efficient luminaires with DALI controls.

The system enabled daylight harvesting and presence detection, innovations that were instrumental in achieving a 5 star rating for Australian excellence in building design.

You see, Lecky’s work shoulder-to-shoulder with their suppliers and clients solving problems – it’s totally unusual, generally the wholesale industry is satisfied with just getting quotes,” explained Andrew Murray, State Manager, Thorn.
